Why Floor & Patio
One paint for porch, patio and basement.
Floor paint has to handle shoes, spills, mopping and weather. Floor & Patio is an epoxy-modified acrylic, so it's tougher than wall paint but still cleans up with soap and water.
Inside and out
Bare concrete (new or old) and previously finished wood or concrete floors, from basements to porches, patios and breezeways.
Easy to keep clean
Resists soaps, detergents, grease and oil, with a smooth, uniform low sheen that's easy to mop.
Quick to finish
Dry to the touch in an hour and ready for a second coat in 4. On most previously painted floors in fair to good condition, one coat covers.
Not for garage floors you park on: many tires contain compounds that attack latex floor paint. For garages, see GarageGuard 1-Part.

How much do I need?
Enter the length and width of your floor. We'll work out the cans, using 500 sq ft per 3.79 L, the low end of Benjamin Moore's coverage so you don't run short.
Set up for an 8 × 20 ft porch with 2 coats. A basement or garage-sized floor is often 400–500 sq ft. Bare concrete takes a thin primer coat of Floor & Patio plus 1–2 finish coats, and rough or porous concrete uses more.

Choosing a floor colour? Mid-tone greys and charcoals hide dirt and scuffs best. Very dark colours show dust and get hot in full sun, and very light ones show footprints. Screen colours are a guide, so try a colour sample on your floor first.

How to apply
Get a floor that lasts.
- Clean it well. Remove dirt, grease, oil, wax, mildew and loose paint. Scrub with a cleaner like TSP, rinse and let it dry. Sand peeling edges smooth and dull glossy areas.
- Prep bare concrete. Let new concrete cure 30 days and remove curing compounds. Etch smooth concrete with a concrete etch or 10% muriatic acid, then rinse off all powder and let it dry.
- Prime where needed. On bare concrete, a thin first coat of Floor & Patio is the primer. Prime bare wood with Fresh Start.
- Check the weather. Air and surface between 10 °C and 32 °C. Outside, skip days with rain in the forecast.
- Cut in, then roll with a 3/8 in roller, working toward your exit. Second coat after 4 hours.
- Let it dry overnight before light foot traffic, and longer before moving furniture back.
FAQ
Questions, answered.
Can I use it on my garage floor?
Not where you park. Many tires contain compounds that attack latex floor paint and can lift it. For garages, use GarageGuard 1-Part or GarageGuard Epoxy, which resist hot tire pickup. Floor & Patio is great for basements, porches, patios, breezeways and showrooms.
Can I use it outside on a porch or patio?
Yes. It's made for interior and exterior floors: bare concrete (new or old) and previously finished wood or concrete. Apply when the air and surface are between 10 °C and 32 °C.
Do I need a primer?
On bare concrete, the first thin coat primes itself. Let it dry 4 hours, then add 1–2 finish coats. Previously painted wood or concrete needs no separate primer, just 1–2 coats. Prime bare wood with Fresh Start High-Hiding Primer first.
How do I prep new concrete?
Let new concrete cure for 30 days, then clean off form release agents and curing compounds. Smooth poured or precast concrete must be etched with a concrete etch or 10% muriatic acid solution, then rinsed free of powder and loose particles.
How much do I need?
A 3.79 L can covers 500–600 sq ft per coat and a 946 mL can roughly a quarter of that. Bare concrete takes a primer coat plus 1–2 finish coats, previously painted floors 1–2 coats. Use the calculator above.
When can I walk on it?
It's dry to the touch in 1 hour and ready to recoat in 4 hours at 25 °C and 50% humidity. It takes light traffic after an overnight dry. Cool, damp weather slows everything down, so give it longer outside in spring and fall.
Is it slippery?
Any floor paint can be slippery when wet. Benjamin Moore recommends adding an anti-slip aggregate where you need grip. For steps and ramps, a textured coating like INSL-X Sure Step is another option.
Can I use it on my deck?
What colours can I get?
Almost any Benjamin Moore colour (Color Stories colours aren't available in this paint), and we can match other brands. White and Platinum Grey are the standard colours. Tinted paint is made to order, so it's final sale.
Sizes and shipping?
946 mL and 3.79 L. We ship across Canada, free on most orders over $249, or pick up free in Mississauga.
